Seeing if we figured out the Glitch...

utterli-image
Don't you love humans. I am one - but the thing that most amazes me is how we associate and assign blame. It is never anything that we personally did to deserve, bequeath, or re-route - It was always the other guys fault.

It never failed - if when I was playing full time Motor Cop - and I pulled over a violator, if they admitted to me what I observed - they were let go.

Because that instance was so extremely rare - that someone actually took personal responsibility for their actions - when I stopped someone that I had a Laser Lock on - after my systems were checked and rechecked, my certificate of validity was updated - if and when they told me that "you know officer you are right - I was driving entirely too fast" "I'll try to keep it down". Those dozen or so times in 13 years and a whole bucket load of citations (until I found my true love - DUI watch) - always threw me back on my heels.

Never personal - just doing a job. Quota's you ask? Against Federal Law to mandate a quota - but "Goals" they had :-) http://Paris911.com/ and http://connormacivor.remax.com/ - http://ParisMacIVOR.remax.com/

Good Neighbor Next Door Program by HUD

utterli-image
Good Neighbor Next Door Program by the Department of Housing and Urban Development.

To check if there are any listings for your state go to: http://www.hud.gov/…/index.cfm

Also you can feel free to browse and search Paris911's Blog for GNND and you will find the rules and regulations to see if you qualify for this 50% off program. Lots of Rules - But nothing too strict. A few bad apples during the infancy stages of this program caused these much more harsh rules - but they are in place for a reason.

HAVE A NICE DAY!

I have a new white board - Magnetic to boot!

utterli-image
I went into WalMart and purchased a white board - sort of a mind mapping device if you will. Something that I can look at and utilize my little magnets to stick various items upon it - also to keep mental track of things that I want to do - I am happy with this because it serves two purposes - it is a white board, but it is magnetic - also - I am a post it freak - I have two sizes on my desk - dispensers also - you can see this in the picture.

I would hope that you also enjoy Metallica when you work, because I do - I have it at a level that those on the phone cannot hear what I can.

Protecting your personal information

utterli-image
Do you know what you are filling out sometimes or who is going to have access to your personal information? I know we at Paris911.com wonder. In fact during our weekly team meeting at Remax of Santa clarita this last week we discussed the topic from some of our clients thanking us for the reassurement.

The difference comes in that we are not a faceless corporation. You can call me on the phone. You can come down to Remax of Valencia and confront me or my team. We are absolutely accessable. However some others in our industry are not.

So sit back and request the information you are wanting and rest assured that we will keep your personal information strictly within our custody and safe.

Look for my new e-book coming out soon. It should cause quite a stir and not from our clients perspective but the perspective if other real estate agents. I will post it first on utterly. And of course the http://paris911.com/ home page. Of course, it will be free but only available to those that do not have a current realtor and no real estate agents will be able to get it. Only for the Paris911 flock.

Interview with RE/MAXs MacIVOR,The Paris911 Team

utterli-image
Some commonly asked questions and our Responses about why we do what we do.

As an already successful Real Estate Business Blogger, why create REO Engine? (http://reoengine.com/)

You and Kristen have been the catalyst for my belief in consistent and

"on-topic" blogging. So I have come about to focus more on the

Current Real Estate Market. REO's and Foreclosures are definitely the

flavor of the day as we have seen by the multitude of requests at

http://MoreThanForeclosures.com/. I get several requests a day

sometimes, in fact it has become a monster that I did not expect.

I can take the information that is provided by one of the four boards

of Realtor's Paris and I are members of and utilize it on my new blog

Platform that just focuses on the Foreclosed and Distress Properties.

Then I can connect the dots back and forth with our existing web

presence, Paris911's Main Blog (http://blog.paris911.com/) and the iBlog911.com site. (http://iblog911.com/)

I see myself as one that is not into the "steering" of clients and

that clients are much too savvy for that. So we give freely all of

the information available for the "client" to make their best decision

regarding first time home purchasing, investing, downsizing or selling

to move up or away.

REOengine is the driver for this segment of the populous. Furthermore

it provides another foundation to emblazon our Brand of Paris911 to

the masses. This also is something that makes us "different". There

are a lot of Realtor's, and to my dismay, some that have fallen off the

map. But we are always respectful of causation and keep a watchful

eye on our Clients goals, always placing them in high regard.

>

>

>

> Has your use of social networks served your business locally OR do they

> serve in other ways?

If you take a look at sheer numbers related to Face Book(http://facebook.com/) for example.

Last I heard is that there are over 100 Million subscribers. Those

numbers are huge. With this social platform combined with Twitter(http://twitter.com)/,

Plaxo(http://plaxo.com)/, Utterli(http://Utterli.com/) and others, we have a very concentrated approach to our Branding

and the implementation of our Relational Business Model.

Furthermore, we are being seen as Human, not as Bots generating

gobs of data of having a Blog site that is a conglomeration of

hyperlinks back and forth amongst the pages in order to rank higher in

the keyword searches. Being members of the social networks and

becoming friends of others out there in the world, globally,

nationally or locally has benefited us with Brand Recognition and also

has connected us with those that are looking to utilize our services.

>

>

>

> Do you feel that you've established a trusted local brand?

>

I think the story of Paris911(http://paris911.com/) is unique and couple that with the

experience of any one of our clients, and the story has grown over the

past 10 years. Branding is much more than a fancy logo - it needs to

be something that subscribes to the "world view". However, whether

the world view is negative towards Sales people in Real Estate or

positive, our stance is on the platform that bests serves our clients.

Our start was with working within Law Enforcement - LAPD(http://lapdonline.com/) to be

specific. With my performance and work ethic, being Blessed to teach

many of the "hard" subjects while on the Job, I had a chance to

interact with some truly gifted and wonderful people. Those people

have since become our friends and I owe them a lot for helping us get

our start in Real Estate and develop our Brand. Our claim in the

beginning was exclusively Law Enforcement, Firefighters and Educators.

The "Story" I spoke about earlier has now enveloped many other parts

of the population who utilize our services in Real Estate and like the

way we "Watch their Six" before, during and after the specific

Transaction.

Back to the topic - I know without a doubt that Blogging has caused

quite a stir for us and continues to be our main thrust for generating

Leads and securing Contacts. I have used a lot of other "free" blog

services. They have their place. But I can post something on a Free

Platform, then write something of a very similar nature on one of our

three Kinetic Knowledge(http://kineticknowledge.com/) Blogs - within minutes I am seeing the Kinetic

Knowledge results for keyword search surface on Google (usually page

1) - the Free platform is buried deep, many pages within the keyword

search.

>

>

> How has Real Estate Business Blogging faired for traffic, leads and new

> business?

Top Producer Systems(http://topproducer.com)/, which is our Database Handler and Market

Snapshot(http://homevalue911.com/) provider just did a story on our Team in their "in house"

newsletter. I was honored by what was quoted by me with regard to the

"connecting of the dots". Blogging is truly essential. And to get a

"blog" that hits like a run away freight train is so very important.

Like I mentioned, I have tried other solutions, some were paid for. I

have always been a writer of my own content. I have posted stories

and data that have been authored by others - but always get verbal

permission and give them the 100% credit. Some others that I have

quoted and posted on our Blog have started to get hits as a result of

my crediting the post to them.

Yes - Some are so called "competitors" in my Field. However, I don't

look at anyone as a competitor, not that I am so Arrogant that I think

we are all "that". But I have always subscribed to the belief that

there is enough business out there for "good agents". I also am not

one to wonder "why is all that good happening to so and so", or, "why

me". I don't check others stats, listings, or productivity. I am

focused on our Clients first and foremost that that seems to take a

huge chunk of my time and effort. I am not about to water down the

formula by envy!

If you are a Realtor, car salesman, shower curtain ring sales person

or anyone out there that wants to get your name to the masses, you

cannot forsake the blog. When you write about things you believe in,

it is a very natural platform to the conveyance of those ideals. You

will see the results.

I quit the LAPD 03/2007. After 17 years of service and 3 years before being vested in

a pension, a pension that I would stated to collect at 50 and for the

rest of my life. I just quit after Paris and I discussed the business

she was handling full time and me doing it part time. I walked in to

personnel the 27th of March and quit. Did I get fired? Did I resign

in lieu of? Negative Ghost Rider - I continued on as a Level 1 Reserve

Officer with the LAPD, teaching Firearms/Tactics at the Edward M.

Davis Police Academy. In short order, I started to see how the

expansion of our brand Paris911 and our Business would be most

effective. I met with Jeff Turner(http://realestateshows.com/) of Real Estate Shows and with my

motivation and focus and his Hour and 15 minutes spent in my office at

RE/MAX of Santa Clarita(http://connormacivor.remax.com/) - The rest was history. 1% of the Realtors in

the world embrace technology and blogging. Those are the most

successful in the business for the most part and those that are in the

1% that do not and are not willing to learn, they are loosing ground.

I am respectful and that is the reason why I am saying to "Try... Try

Not... - Either Do or Do Not!"

Audio Books in my iPhone:

All by Seth Godin - "I am not sure he has ever been inside the box".

Wooden on Leadership - "In the box for sure".

All Dummies Books - "if you have the patience, they digest well." Internet - RSS Feeds/Syndication anything about the nuts and bolts of the WWW.

Selling Real Estate in the Santa Clarita RE/MAX

http://www.eyejot.com/…s/Paris911

I cannot tell you how much we have been Blessed when it comes to meeting key people along our journey from nothing status to where we are today.

Something that rings true about RE/MAX of Santa Clarita and us being The Paris911 Team is the fact that we do know how it was to be struggling - and from that point of view - we understand how we don't do it with pressure and utilizing some of these more Famous Tricks to get people to purchase homes and sell them.

Here are a couple of the "tricks" that make me cringe when I hear them:

Mr. Seller, I tell you what, I am going to have you sign this contract, even though you want to think about it, because I am sure that you are going to realize that you are doing the right thing by hiring me to sell your home and now is the BEST time, All you have to do is call me and I will tear it up if you change your mind.

You have no idea how many times when we interview at listing appointments - the sellers are shocked when we tell them we don't have any contracts with us. Their jaws just drop when we say that...

#2 - Mr. Buyer - I tell you what - you are not going to do any better than this home right now - and if you were smart you would sign this contract right now so we can get this started. Oh, you want to think about it??? Ok - sign the contract and I will hold off on its being submitted - until tomorrow - if you change your mind, which I am sure you will not, then I will tear it up...

So what is it about high pressure that you don't understand? - I hate it and we at the Paris911 Team are not about anything that is related to high pressure - have a nice day and take your time!!!

Real Estate for Teachers and Educational folks

We are not Lenders - but we do watch your "six" when it comes to us helping you purchase or sell a home. So, we have access to Lenders and their Services and Remember that you do not pay a Realtor Fee when purchasing Real Estate - our fee is always paid by the seller - with a small exception and that is a GNND (Good Neighbor Next Door Property by HUD http://GNND911.com/) - So, you need someone that is going to do the most for you and your hard earned Monies.

Here we go, here is information on the Cal Pers which can be utilized by some Law Enforcement and Educational Professionals.

Cal Pers Selling Features

Competitive Interest Rates- We offer competitive rates on a variety of loan options to meet your individual needs. Rates are posted daily on the Cal Pers Web Site www.calpers.ca.gov

60 or 90 Day Rate Protection- Members may lock in their interest rate for 30, 60, or 90 days and receive protection against market increases and get 2 float down opportunities.

Two FREE Float Down Opportunities- With the 60 or 90 day rate locks, Members receive the lowest CalPERS interest rate on three key dates: 1) Date of the Loan Lock-in 2) Date of loan approval; and 3) Date the loan documents are drawn.

Controlled Closing Costs- CalPERS minimizes some of the fees involved with the home loan, making the CalPERS loan very affordable.

100% Financing Option- We offer various options for your clients to purchase a home with no “out-of-pocket” costs for the down payment.

Reduced Mortgage Insurance Rates- Through CalPERS members receive greatly reduced Mortgage Insurance Rates

Reduced Escrow & Title Fees- Members can receive substantial savings on their escrow and title fees, offered by both Old Republic Title and Stewart Title.

Closing Cost Assistance- CalPERS member can use premium pricing interest rates, a gift from a relative and/or seller contributions to pay for closing costs

Personalized Real Estate Assistance Programs- You can take advantage of personal assistance with your real estate transaction and get a cash rebate, for closing costs with Max Advantage through REMAX

Premium Pricing- allows the member to accept a slightly higher interest rate and receive funds to help pay for closing costs and/or mortgage insurance. This helps members who have enough income to qualify for a home loan but lack some of the funds needed to close escrow.

As always - we are RE/MAX of Santa Clarita and if you want to see what we are about - go to http://Paris911.com/

Palmdale foreclosure by RE/MAX of Santa Clarita

utterli-image
Just placed a Palmdale foreclosure onto the market - a single family residence that is Bank Owned located in East Palmdale - this property is over 1700 square feet and is located on a corner lot on a cul de sac street. - It has not been beaten up as other Assets we at Re/Max of Santa Clarita and Paris911 handle frequently.

You can search for all REO's at one of our Portal sites that do not require any personal information for you to search forever - some that are e-mail based do - but here is one that we have placed unlocked for your property and real estate viewing pleasure - http://MLS911.com/

Stay Tuned for some fantastic things happening with http://Paris911.com/ and some "soon to be released" cutting edge technology - infact this new product is so great it is not available at our Headquartered Board of Realtors - I had to join the Greater Los Angeles Board (CLAW), but soon they will populate their MLS with Listings From Santa Clarita Valley - then we will be up and running with this technology that will blog the socks off of those of you out there searching for Real Estate, either as primary residences or Investments.

BTW - How much you may ask - $109,900.00!!!

A True Bank Owned Foreclosure and also available via Citi Financial for special incentives regarding any of their Foreclosures - over 1700 square feet this Single Family Residence has been well taken care of and has also been cleaned out and is ready for the right buyer - the last one in this tract sold for 459K and this one is priced at 418K so it is ready to go.

A nice sized back yard and light, bright with a well layed out floor plan make this one a must see.

REMAX of Santa Clarita Real Estate Market Update

Paul Atkins is a Friend of Mine and a GREAT agent at RE/MAX of Santa Clarita - it seems that both Paul and I have found our home with this company. One thing, if you are in sales, you might be wondering is why I would give credit to a "competitor" - it is simple, that is the way to ensure your own future - If you are angry and pissed all of the time wanting and wishing bad on others - you are on a path to self-destruction not to mention your business failing.

I have over 10 years with building others up, even competitors, and not tearing down - and it works - I promise you - so here is Paul Atkins from RE/MAX of Santa Clarita - Stats from the Santa Clarita Valley!!!

RE/MAX does it again, Beyond Santa Clarita

utterli-image
We had a long hard look around 10 years ago when we started to interview companies. In Fact RE/MAX was not our first choice. We worked at a few different companies - split evenly between Paris and I. We were not always working together either. But, when we interview with RE/MAX of Santa Clarita - the fit was obvious. Just enough room and comfortable when bending and even if you had a bit too much to eat. They did not give us indigestion and there was no heart-burn. It was everything we were looking for and also the other companies, at least the ones we worked at locally and in the SFV, seemed like Ghost Towns in Comparison.

Each and everyday when we come to the office, it is a beehive of activity - there are people coming and going. The staff is always dressed sharp and there is always a nice person to greet you as you walk in the door. The Offices are not the Usual Wack a Mole you find at some others in this valley. They are all individual and to get one does not only depend on the ability to pay, but productivity. Here is the latest word from John O'Hare our Fearless Leader about RE/MAX and them being cutting edge. And of course this was reprinted with his permission. Go to http://connormacivor.remax.com/ and http://parismacivor.remax.com/ and http://Paris911.com/ to see everything that is Real Estate!

Hello Everyone,

Alice and I attended a RE/MAX Broker/Owner meeting this morning in Pasadena. Dave Liniger, founder of RE/MAX International, was the main speaker. Liniger has been, and is, the only Real Estate person that congress has been in touch with for ideas on how to solve the housing crisis. He has given pointed suggestions and is confident that congress will ultimately solve the problem.

Today's Wall Street Journal, front page, has an article "U.S. Eyes Plan To Lift Home Sales" where the government is considering a plan that could help some people obtain mortgages at 4.5%. That's great news. I'll put a photo copy of page one in your mail slot.

Dave Liniger thinks the market in 2009 will be just like 2008. NAR's opinion is that 2008 was the bottom and 2009 will see an increase in sales.

Either way, we'll get through this. Don't let up during the holidays. If you get back to the basics, take advantage of all educational opportunities, work smarter and harder, you'll be OK.

Your Fearless Leader,

John OHare

Price Reduction on a Foreclosure in San Fernando

utterli-image
A single Family Residence located in the City of San Fernando which is less than 1000 square feet, detached, with an attached two car garage and a real back yard, newer central air conditioning and heating add to this cute 2 bedroom and 1 bathroom home located in the heart of San Fernando.

Close to schools and shopping it is very hard to find something that is priced this low - The bank just had us reduce this home to $179,900.

I am Connor MacIVOR, the husband of Paris MacIVOR, the one that you have grown to love...(when I type I become multi dimensional)- with that, have a nice day and a safe one to boot!!! go to http://Paris911.com/ to see what I am all about and why Santa Clarita Real Estate is only our Headquarter location - why we are all over the place in southern California via http://MLS911.com/

Simi Valley Foreclosure RE/MAX of Santa Clarita.

utterli-image
Just received the listing here at RE/MAX of Santa Clarita with the Paris911 Team on this Simi Valley Foreclosure listed by the bank at $219,900, which is a lower price than the short sales that are in the same complex. Fantastic and Amazing, no smoke, mirrors or anything up our sleeve - this one is not in the local MLS as of yet but will be before days end.

Give us a call so we can have it shown to you. There is a large living space, fire place, separate kitchen with a dining area. There is a small yard that is attached, fenced and room enough for a few friends and a BBQ. Two bedrooms and 1 bathroom with Laundry inside and a detached one car garage away from the unit. Plenty of parking and in pretty good shape.

Have I told you all how much I appreciate you?? I do very much. http://connormacivor.remax.com/ which is our personal RE/MAX site - or you can have your way with our http://Paris911.com/ site - this has all the bells and whistles and more - my BEST and Remember - I have not yet began to settle the odds.. it already has been accounted for.

Be careful who you step on...

There is a saying I firmly believe. Be careful who you step on as you ascend the ladder to the top, you'll be passing them on your way down..

We are with Remax and both remember when we were unknowns and when we wondered where our next paycheck would reveal itself. But now that we have been at this for over ten years, we still never step on those starting out. We remember how we were treated when we were new.

We would not wish that on anyone. So he are the protectors of the meek and new. Be safe!!!
